More One Percent Commission Frequently Asked Questions

What services are included when working with a one percent commission realtor?

Green Hedge Realty is a full service real estate brokerage and the services it provides are intended to be complete and all inclusive. You will have a designated representative who will personally represent you, advise you when needed, draft & present documents on your behalf, and assist with pre-closing matters. Any traditional services one would typically expect, such as electronic signatures, price analyses, staging advice, photos, personal showings, signs & lockboxes, are included and provided by your designated representative.

That said, every client, property, and city is different. Likewise agents also cover different locations, and may focus on different property types or transactions. Potential clients are advised to speak directly with the one percent agent of their choice to discuss their needs and confirm a good fit.

How do Green Hedge Realty one percent commission services work?

When working with a Green Hedge Realty 1% commission agent, the seller will pay just 1% of the sale price for full listing services, along with a previously agreed upon buyer's agent commission. All fees are paid from the sale proceeds at closing, and there are no upfront or hidden administrative fees.

When representing buyers, Green Hedge Realty retains only 1% of the purchase price from the co-operating commission offered on MLS. The remainder is paid as a cash back rebate to the buyer. Rebates are 1.5% more or less, depending on the commission offered by the seller.

Are one percent commission agents worth it?

When working with Green Hedge Realty's one percent realtors, clients can expect to receive full designated representation services that meet the highest regulatory and professional standards, without limits on services, and without any obligation to work with the brokerage or its agents again in the future.

Green Hedge Realty is licensed with the Real Estate Council of Ontario (RECO) as a Brokerage and insured under the Trust in Real Estate Services Act, 2002 (TRESA). As a member of the Toronto Regional Real Estate Board (TRREB), the Ontario Real Estate Association (OREA), and the Canadian Real Estate Association (CREA), Green Hedge Realty is also subject to a code of ethics and rules ensuring clients receive professional and comprehensive representation services from qualified and experienced REALTORS®.

To ensure complete satisfaction with the services, potential clients are encouraged to discuss their specific requirements with the one percent commission agent in their area to determine if they are a good fit for them.

How much does one actually save with a Green Hedge Realty one percent commission REALTOR®?

Sellers benefit in three ways - first, from a reduced 1% listing commission; second, from paying less HST on that lower fee; and third, from having flexibility over the co-operating commission offered to buyer agents. On a $1,000,000 sale, that adds up to $16,950 in listing-side savings compared to a 2.5% commission, with potential additional savings on the buyer agent's commission and its HST.

Green Hedge Realty doesn't require clients to offer any specific amount to the co-operating agent. Sellers can review what's typical in their area and decide what to offer based on local norms, how desirable or unique the property is, and their pricing strategy.

Buyers receive a cash back rebate. Green Hedge Realty keeps the first 1% of the purchase price from the co-operating commission and returns the remainder to the buyer in the form of a cash rebate. The higher the purchase price, the more substantial the savings - roughly $15,000 for every $1,000,000 spent - with no limit on time, the quality of service, or the number of showings.

What service options are available to sellers and buyers in today's market?

For sellers, the choices vary widely. Some agents from traditional brokerages still charge as much as 6% total commission - or more - and may offer flashy extras like movie tickets during showings, or rely on name recognition to justify the cost. Others offer lower fees, but often provide assembley line type services where each transaction is treated the same and may be handled by several indifferent individuals. Discount brokerages may go even further - placing ad-heavy for-sale signs on the lawn that feel more like self-promotion than service. There's also the FSBO route, where the entire process is handled alone - without professional guidance or representation.

Then there's the option of working with a Green Hedge Realty agent, who provides full, designated representation service - for a simple, fair 1% commission. No gimmicks. No shortcuts. Just full traditional real estate representation at a fair price.

For buyers, the landscape is similar. Some agents charge the full commission and keep it without paying cash back rebates. Others may put a limit on the number of showings showings or the time it takes to buy, in order to justify paying a cash back rebate. A Green Hedge Realty agent, by contrast, works for a one percent fee and returns the rest of the co-operating commission to the buyer as a cash back rebate after closing - while still delivering the full scope of traditional representation. It's a fresh approach in a market that's ready for change.

When is a cash back rebate paid?

Green Hedge Realty will deposit a cash back rebate to a buyer's bank account via EFT the same day it is available. Payments are made from the co-operating commission Green Hedge Realty receives from the listing Brokerage after the completion of a transaction. This can take anywhere from a few days after closing to a few weeks or longer depending on the listing Brokerage. On average many buyers receive their rebate within 5 to 8 days.

As cash back rebates gain popularity in real estate transactions, new financial services may allow buyers to access these funds before closing, subject to interest fees.

Are cash back rebates taxable, and do they affect LTT or the HST on new homes?

Generally accepted practice holds that a cash back rebate on a home purchase is a price discount, and no income tax is payable. If the home is later sold, this discount may have an effect on capital gains tax paid to the Canada Revenue Agency (CRA). However, since taxes vary based on individual circumstances and realtors are not experts on taxes, buyers are advised to consult with a tax professional regarding their specific cash back rebate.

In Ontario, a buyer may pay Provincial Land Transfer Tax (PLTT), Municipal Land Transfer Tax (MLTT), and, for new homes, Harmonized Sales Tax (HST). None of these taxes are affected by cash back rebates because they are calculated based on the value of consideration. However, rebates may be used to lower the negotiated purchase price, which would affect these taxes. For guidance on such strategies, buyers should consult with their designated cash back representative.

What about small print, and hidden fees?

There is no small print or hidden fees. Any client who works with a one percent Green Hedge Realty agent will receive the services as promised at the commission rate quoted.
