Whether buying or selling, many clients take advantage of traditional real estate representation services from designated Green Hedge Realty REALTORS® for just 1% (one percent of sale price) plus HST. Local agents are available in Toronto, Mississauga, Hamilton, Vaughan, Richmond Hill, Oshawa, and many surrounding Ontario areas.

Sellers receive full listing services and designated REALTOR® representation on MLS® for just one percent 1% of the sale price, allowing them to save significantly compared to a traditional 2.5% commission. Additionally sellers choose the co-operating commission they want to offer, and there are no hidden fees, no minimums, and no small print.

For buyers, Green Hedge Realty offers full designated REALTOR® representation and cash back after closing. Just 1% (one percent of sale price) is retained from the co-operating commission, and the rest is paid out as a cash back rebate. Often totaling 1.5%, or $15,000 for every million spent. There is no limit on showings, no maximum amount of cash back one can receive, no minimum purchase price, and no minimum co-operating commission.

What's the Catch? How Can a REALTOR® Charge One Percent 1% Commission for Full Real Estate Services and Still Earn a Living

There is no catch! The price of housing has outpaced wages to such a degree, that it's now possible to charge one percent commissions while still earning a sufficiently high wage as a Real Estate Agent.

In addition, technological advances such as the Internet and electronic signatures, have made the job easier and enabled REALTORS® to provide MLS® services to more clients at the same time.

Given current home prices in Ontario, as well as the lack of competition among Brokerages offering this type of MLS service, Green Hedge Realty REALTORS® are able to earn more than enough to justify continuing to do a job they love.

How Much Does One Actually Save with a One Percent Commission REALTOR®?
Green Hedge Realty's 1% one percent commission structure offers a straightforward path to significant savings when compared to the traditional 2.5% model.

Sellers benefit in three ways—first, from a reduced 1% listing commission; second, from paying less HST on that lower fee; and third, from having flexibility over the cooperating commission offered to buyer agents. On a $1,000,000 sale, that adds up to $16,950 in listing-side savings, with additional potential savings on the buyer agent's commission and its HST.

Green Hedge Realty doesn't require clients to offer any specific amount to the cooperating agent. Sellers can review what's typical in their area and decide what to offer based on local norms, how desirable or unique the property is, and their pricing strategy.

Buyers receive a cash back rebate. Green Hedge Realty keeps the first one percent 1% of the purchase price from the cooperating commission and returns the remainder to the buyer in the form of a cash rebate. The higher the purchase price, the more substantial the savings - roughly $15,000 for every $1,000,000 spent - with no compromise in service. In a market where home prices have far outpaced wages, great representation is not only possible - but expected - under a lower commission structure.

What Services Are Included with One Percent Commission REALTOR® Representation?
Green Hedge Realty agents offer full-service, all-inclusive representation - covering everything from signing a designated representation agreement to closing the deal. Traditional services and costs typically associated with a real estate transaction are included in the one percent commission.

That said, every client, property, and city is different. Buyers should speak directly with a local Green Hedge Realty REALTOR® to discuss their needs and confirm a good fit.

What Are the Options for Sellers and Buyers?

For Sellers, the choices vary widely. Some agents from traditional brokerages still charge as much as 6% total commission—or more—and may offer flashy extras like movie tickets during showings, or rely on name recognition to justify the cost. Others offer lower fees, but often cut corners on service. Discount brokerages may go even further—placing ad-heavy signs on the lawn that feel more like self-promotion than service. There's also the FSBO route, where the entire process is handled alone—without professional guidance or representation.

Then there's the option of working with a Green Hedge Realty agent, who provides full, professional, designated-agent service—for a simple, fair 1% one percent commission. No gimmicks. No shortcuts. Just full professional real estate representation at a fair price.

For Buyers, the landscape is similar. Some agents charge the full commission and keep it without paying cashback rebates. Others may offer reduced services to justify a discount. A Green Hedge Realty agent, by contrast, works for a one percent 1% fee and returns the rest of the cooperating commission to the buyer as a cash back rebate after closing—while still delivering the full scope of traditional representation. It's a different approach in a market that's ready for change.

Why Are REALTOR® Commissions Changing? Technology, Empowerment, and a Market Ready for Change

The role of the REALTOR® has evolved. With tools like the internet, e-signatures, mobile devices, and now AI, many of the tasks that once required more time and labour can now be handled faster and more efficiently. This allows agents to work with more clients without sacrificing service.

At the same time, today's buyers and sellers are more informed and independent—researching properties, comparing neighbourhoods, and doing much of the legwork themselves.

There's also growing legal pressure on the traditional commission model. A high-profile class action lawsuit currently before the courts alleges price-fixing aimed at keeping cooperating commissions at 2.5%.

All of this points in one direction: lower commissions. Green Hedge Realty not only recognizes this shift—it embraces it. Offering full traditional service for a fair one percent 1% commission is both possible and, in today's market, necessary.

1% Commission to Sell or Buy on MLS® with a Designated REALTOR® How does it work and how much can you save?

When a home sells, the seller will pay just 1% (one percent) of the sale price for full listing services, along with a buyer's agent commission of their choosing. All fees are paid from the sale proceeds at closing. No catch, no minimum price, no hidden fees.

When representing buyers, Green Hedge Realty retains only 1% (one percent) of the purchase price from the co-operating commission offered on MLS. The remainder is paid as a cash back rebate to the buyer. Rebates are 1.5% more or less, depending on the commission offered by the seller.
